Where can you buy in Channel Islands where there are not vacation rentals?

If you are a buyer looking to buy a home in one of the beach or marina communities of Oxnard the game has changed in the past few years.  With more and more second home owners wanting to suppliment their house payments, many of the homes  in the beach and marina neighborhoods  have been turned into vacation rentals.  With all of our beach communities, including Silverstrand, Hollywood Beach, Hollywood by the Sea, Oxnard Shores and Mandalay Bay, allowing vacation rentals is there any place you can buy that offers the beauty, and enjoyment these neighborhoods offer without the disruption of a vacation rental?  The answer is yes:  Seabridge and Westport!  These master planned communities are an extension of Mandalay Bay where approximately 12 years ago, the canals were dredged out and the harbor was extended to develope both neighborhoods.  Governed by CC and R's and Rules and Regulations, both of these communities prohibit vacation rentals allowing for peace, and tranquility to the residents that reside here.  I am not saying that living next door to a vacation rental is terrible, but I do think that you need to know your options!  Watch my web site for listing in all of the neighborhoods including those that allow vacation rentals and those that don't!

Channel Island Fog Horn

If you live at or near the beach chances are you have heard a fog horn.  Up until recently, I never had any one complain about the sound of a fog horn.  

Until that call..... Lei, what is that noise and why wasn't it a disclosure?  My caller, a dear friend of mine who recently bought an ocean front house, was distraught after loosing a few hours of sleep listening to the fog horn.

So, I did some research and I have to say that I found out that all of what I thought I knew about fog horns was incorrect.

First, I thought that they automatically started making fog horn noises when it got very foggy.  I have heard it in the distance for years and often think of how magical the noise was.  It meant that the air was still and the fog was rolling in.  Second, I thought everyone loved the noise..... OOOPPS.  not these folks.  To them, it was horrific and made their windows rattle.  Why didn't someone tell them?!

Not knowing where to start I went to the Coast Guard Station and found out more about our fog horn:

Fog horns are designed to assist mariners into finding the harbor entrance when the fog is so thick that you can not see your hand in front of your face.  When a mariner is approaching the harbor entrance he can go to a specific channel on his VHS marine radio, key the mike 5 times and the fog horn will be triggered to aid his navigation and help him find the entrance.  The horn will sound for 30 minutes and automatically turn off.  If, for some reason, the mariner re-keys the mike it will start the 30 minute timer over again.  Every harbor entrance has a fog horn and all fog horns are on the same radio frequency that responds to the mariner's key on the appropriate VHS channel.

There are different noise levels for each fog horn.  The one at Channel Islands reached 1/2 mile. Some travel further.  Of course, wind will accelerate how far the sound travels.  Marina Del Ray has had complaints regarding their fog horn and the Coast Guard has put an effort into quieting the noise in the direction of the homes.

The Coast Guard officer in charge of the fog horns is in charge of  maintaining the fog horns.  After speaking with the officer, I was told that if he could "plug" the fog horn in the direction of the homes on the beach at Silver Strand Beach he would in attempt to quiet the noise.  The Coast Guard was terrific and assured me that if they could do anything to lessen the noise they would do it.

 

Mrs. Olsons is re-locating!

Hollywood Beach has a personality all its own.  On weekends this beach community transforms from a sleepy little surf spot to a bustling destination.  One of the draws on this beach is Mrs. Olson's Coffee Hut.  It is a place where locals and visitors come to enjoy wonderful breakfast and lunches.  On any Sunday a passer-by will see crowds of beach goers standing and sitting outside, enjoying the sound of the waves, talking, laughing and of course, waiting to fill up on some of Ventura County's best breakfast food.  Parking is a premium and discouraged patrons often drive in circles waiting for a parking spot to open.

In January, Mrs. Olson's will be moving to the harbor where Chuy's and Flip Flops used to be.  With views of the harbor, the additional parking and larger space will allow more people to enjoy the ambiance that only Mrs. Olson's can offer.

To take its place, Hollywood Beach Cafe will be opening.  In need of a face lift, the property will be going through a few changes for the better.  It will get a long needed scrubbing,  the addition of air conditioning and heating and anything else that is required by the county.  Hollywood Beach Cafe will be open similar hours and offer wonderful breakfast and lunches.  Dinners are a possibility during the summer months.  With an effort to not change the huge portions, incredible vibe and great food, Hollywood Beach Cafe will be serving up local favorites.
